If you’ve spent any time house-hunting with “primary bedroom on the main level” typed into your search bar, you already know the frustration: the filter barely exists. Most MLS searches and home sites like Zillow or Redfin don’t have a clean way to isolate this floor plan feature — so you’re left scrolling through listing photos one by one, hoping the primary suite you can see is actually the one downstairs.
We got tired of that too. So we pulled the data ourselves.

Why main-level living matters to so many buyers
A primary suite on the main floor isn’t a niche request — it’s one of the most common “must-haves” we hear, and for good reason. Maybe you’re planning ahead for aging in place and want to avoid stairs down the road. Maybe you’re a growing family who’d rather keep the kids’ rooms upstairs and carve out a quiet retreat of your own on the main level. Maybe you’re simply done with hauling laundry baskets up and down two flights. Whatever the reason, a true main-level primary — ideally with its own full ensuite bath — tends to hold its value and its appeal, because it works for almost every stage of life.
What we did
We went straight to the source: local MLS data across Sherwood, Newberg, and Wilsonville, searching both the structured “primary bedroom level” field and the listing remarks themselves, since agents don’t always tag this consistently. From there, we mapped every qualifying home — 1,900 square feet and up, with a genuine main-level primary — by location, price, and the decade it was built, so you can actually see where this floor plan shows up and how it’s clustered across each city, and filter by different eras and price brackets.
Where the concentration lives
A few patterns stood out right away. Wilsonville’s Charbonneau neighborhood is, by a wide margin, the deepest well of main-level primary homes in the area — a real mix of original 1970s–80s one-story construction alongside newer infill, so there’s range in style and price. Newer subdivisions like Frog Pond Vista and Frog Pond Ridge in Wilsonville, and Woodhaven and Sherwood View Estates in Sherwood, are actively building this layout into new construction right now, which is worth watching if you want something move-in ready with modern finishes. On the Newberg side, it’s less about one dominant subdivision and more about scattered opportunities throughout the different neighborhoods — though you will see some consistency in neighborhoods like The Greens. You’ll also see new homes with this option in Collina, the brand new amenity-rich community by Pahlisch Homes – which is so new those homes didn’t even register on this map yet, but has several 1-story and primary on main floor plans available.
